Rates, timing, and compounding

Enter the nominal mortgage interest rate used for payments. A disclosed APR that includes fees may not be the same rate used in the lender's payment schedule.

Payments occur at month end. The first payment includes interest on the full opening mortgage principal.

Interest is calculated monthly from nominal APR divided by 12. The effective annual borrowing cost KPI shows the compounding effect on that note rate.

A step by step interpretation

Start with mortgage principal, which is home price minus down payment. Confirm that this matches the amount expected to be financed before reading payment. Monthly payment includes principal and interest only. It excludes the property costs named in the summary. Total interest measures interest across the full scheduled term when every payment is made as assumed, while total paid adds principal and interest. Effective annual cost converts the nominal note rate under monthly compounding but does not add closing costs. Read the amortisation table to see that balance declines slowly early in a long mortgage because interest is charged on a large opening principal. Later, more of the fixed payment reduces principal. Compare remaining balance with possible sale dates, not only the final zero balance. A payment can appear affordable while the complete housing budget is not, so interpret it beside tax, insurance, maintenance, services, and cash retained after the down payment.

Sensitivity analysis

The last balance should be zero. Raising down payment should lower principal, payment, and interest when other inputs remain fixed. A lender figure can differ because of daily timing, fees, insurance, or rounding, so reconcile the contract inputs rather than forcing the calculator to match.

When this model is unsuitable

Do not use this fixed mortgage schedule for variable rates, interest only periods, offset accounts, balloon payments, changing payment frequencies, construction draws, shared equity, or fees financed under special rules. It cannot calculate borrowing eligibility, required income, loan to value policy, mortgage insurance, taxes, or closing cash. It is unsuitable for comparing ownership with renting from payment alone because ownership includes transaction costs, maintenance, opportunity cost, and uncertain property value. A refinance decision needs remaining old loan costs, new fees, reset term, and break point analysis beyond the displayed new payment. The model should not replace a lender amortisation statement or contract. It does not assess property condition, location, insurance availability, legal title, or future sale value. Entering a fee inclusive disclosed APR instead of the note rate can also produce a payment different from the lender's schedule.

A consistent comparison method

Use the same home price, down payment, start date, and included costs across lender cases. Obtain the note rate that produces payments, term, payment frequency, points, origination charges, valuation fees, legal costs, mortgage insurance, and any mandatory account charges. Calculate principal and interest with the note rate, then add fees separately according to whether they are paid upfront or financed. Compare total housing cost using the same estimates for property tax, insurance, maintenance, association fees, and utilities. For different terms, record monthly payment, total interest, remaining balance at the expected sale date, and cash reserve after closing. Include early repayment and portability conditions. When comparing renting, use a separate framework with rent changes, deposits, moving costs, investment opportunity cost, and property risk. A consistent mortgage comparison never ranks offers only by payment or headline APR.

Variable rates create direct payment risk that this fixed model does not show. Refinancing may be unavailable when credit, income, property value, or market rates change.
